Guide to Buying Property in Bodrum

Bodrum is a stunning destination where people visit to enjoy scenic serenity and solitude. The place delivers an old-world charm with the beautiful coastline and the historic castles. In a country of breath-taking landscapes, Bodrum steals the cake.

The Bodrum peninsula accounts for a considerable part of Turkey’s Aegean coastline. Once equated to France’s Saint Tropez, Bodrum is a central part of the Turkish Riviera. The region is a hugely popular destination for tourists and international celebrities and Middle Eastern royalty thanks to its vibrant nightlife, miles of beautiful beaches, excellent dining scene, historical sites and exquisite properties. Many that have visited Bodrum as a tourist often return to purchase a holiday home or retire. So where to buy?

Yalıkavak

Yalikavak transformed itself from a small fishing village to a popular tourist destination and sought-after expat retreat. On the western coast of the Bodrum Peninsula, Yalikavak enjoys scenic landscapes cascading hills and a light, gentle breeze offering comfort from the summer heat.

The Palmaria for international mega yachts lift the area’s profile across the globe. This year-round destination is now an excellent place for the rich and famous to shop, dine and be seen. While tourism is the mainstay of activity in the area for six months of the year, life carries on during the mild winters making it ideal for expats.

From an investment perspective, the Yalikavak commands decent rental rates through the summer and winter seasons.
Property prices start from 60,000 for an apartment to multi-million-pound luxury villas. And buyers are spoilt for choice on how they can buy – ranging from resale properties, fully furnished homes, new-builds and off-plan.

Bitez

One of the more mature tourist resorts and one of the greenest on the Bodrum Peninsula, it has a quieter reputation than its neighbouring resorts. It is easily accessed via Bodrum airport, just 50 minutes away. While the population increases dramatically during the tourist season, the resort continues to thrive during the winter months.

The Bitez real estate market accommodates most requirements – investment property, holiday home or expat retreat. Property prices start from around £200,000 for a three-bed villa.

Turkbuku (Göltürkbükü)

This secluded coastal destination hosts wealthy and influential Turkish citizens, Saudi Royals, wealthy Russians and international celebrities. Originally two secluded bays of Golkoy and Turkbuku that were amalgamated to form one fantastic village called Göltürkbükü.

So, for big-budget buyers interested in high-end luxury, this area is the place to buy. More affordable properties with dramatic sea views are available inland.

Gümüşlük

Located in the north-west corner of the Bodrum Peninsula, the village of Gümüşlük has managed to avoid modern development thanks to its proximity to ancient Myndos. For buyers looking for an off-the-beaten-track destination with easy access to amenities, Gümüşlük is ideal.

While the resort’s real estate portfolio is not as extensive as neighbouring resorts, increasingly, foreign buyers have been attracted to the resort by its old-world charm and relaxed atmosphere.

Bodrum Town

Located on the south-eastern shored, Bodrum Town has developed from a small fishing village into a major tourist resort, hosting more than a million visitors a year. The resort is ideal for any age group. Whether you want to party into the night, enjoy fine dining or immerse yourself in the local history, Bodrum Town has it all, including beautiful beaches.

Thanks to planning restrictions to preserve the area’s Aegean character, there are no high-rise skylines. As land in Bodrum Town is limited, properties are more expensive due to the high demand for quality homes from Turkish and foreign buyers.
