This farm is a property consisting of 4 rustic articles (vineyard, pine forest, other trees) and an urban article, where the villa is located with 328 m2 of gross construction, in total 3.4 ha. Next to the property passes a tributary of the Pinhao river that gives a touch of freshness and calm to the property.
The house was built in two phases, being the oldest one from before 1951 and as such with stone walls of the region and the second phase in concrete; it has 2 floors, both with direct access to the exterior. On the ground floor there are 9 rooms and on the lower floor is a garage and an old wine press. The house has piped water and telephone but no electricity; however there are electric poles nearby, making it easy to bring electricity to the house.
On the land surrounding the house there is a ruin in stone, three agricultural annexes, a well and two water tanks to agriculture support.
According to the current PDM (port. Plano Diretor Municipal) the land is classified as “agricultural space” which in terms of edificability allows expansion beyond buildings for agricultural purposes and also the reconstruction of houses for tourism, hotel or industrial purposes.
Thus a study / project of reconstruction of the existing buildings has been done and the surroundings of the house turned into a leisure area with swimming pool.
In relation to the other lands they have been fallow in recent years, but the farm has great potential for exploration, since it has already had an agricultural and fruit production, as well as wine production for Casa Borges. The municipality of Sabrosa is inserted in the demarcated region of the Douro.
